Rainbow Realty - Hot Springs, Arkansas' Largest Real Estate Co.

Recession hit the Hot Springs area in late 1970's. Interest rates were changing on an hourly basis. The real estate market was depressed. Savings and Loans were closing down. By the fall of 1981 interest rate had finally stabilized a little over 20%. Recognizing a need for an innovative Real Estate Company and having faith that despite high interest rates hard work and service would prevail, A. J. Vise and Jerry Wagner combined their experience to open Rainbow Realty Inc. on November 13, 1981.

A. J. Vise, a native of Hot Springs, was broker-owner of Chateau Realty, a member of the Hot Springs Business and Professional Women's Club, serving on the Human Resources Board of Hot Springs. A. J. was an active member of the Hot Springs Board of Realtors and Women's Council of Realtors. Mother of four children, she also spent her spare time as a Brownie Scout Leader and Cub Scout Den Mother. A.J. attended the University of Arkansas at Fayetteville.

Jerry Wagner was active in real estate in California prior to moving to Hot Springs in 1975. Lifetime Member of the Realtors Million-Dollar Club and Lifetime Member of Multi-million Dollar Club. Jerry is the only member of the Million-Dollar Club who has consistently produced in excess of a million dollars in sales each year since 1978. Jerry attended Harbor College in California and majored in business psychology. He is a member of Hot Springs Elks BPOE 380.

A.J. and Jerry recognized a truly successful agency must be built around the concept of customer service. They knew they needed to do things others did not. In 1981 they initiated a 24-hour a day, 7 day a week response line and provided a toll free "800" number. They began mailing lists serving out of town buyers with new brochures of Hot Springs properties monthly. They enhanced this by assigning specific representatives to those buyers for more personalized service.

A.J. spent many hours on the Hot Springs Board of Realtors Computer Committee. The Multiple Listing Service now has a computerized service which makes it possible to quickly search through hundreds of available properties and locate the one most consistent with a buyer's dream. This system allows agents to print out detailed specification sheets on the properties that can be mailed or faxed to buyers.

Although AJ and Jerry had proven their ability to be creative and innovative, their respect for tradition was reflected in the building they chose for Rainbow Realty. Built in the early 1900's, it housed Fire Company #4.

In May, 1985, AJ and Jerry decided to complete their partnership and became man & wife. About this time Rand McNally named Hot Springs as the perfect location for retirement. Jerry and AJ became very active in the City and Chamber of Commerce Committee to provide an on going effort to dissimulate information about Hot Springs and the Garland County area.

Both AJ and Jerry served the Hot Springs Board of Realtors in several capacities with Jerry ultimately serving on the Board of Directors, and in 1991 AJ was elected President of the Hot Springs Board of Realtors and awarded Realtor of the Year. Rainbow identified a 100+ acre of property for an out-of-state developer and was instrumental in providing Hot Springs with an upscale Gate Guarded Lake Community. Encouraged by the success of this endeavor, Rainbow identified a 100 acre tract in the city plus another 100+ tract on the lake and are currently in charge of marketing the sale of custom homes and prime building sites in both of these upscale communities.

In mid 1990's Pat and Leo Saracini, Co-Owners of Saracini Realty, merged with Rainbow Realty. Since its inception, Saracini Realty operated as a general brokerage with special emphasis on city and suburban properties. Pat Saracini, a Hot Springs native, is a multi-million dollar producer and a member of the Million-Dollar Club. Leo Saracini, a graduate of St. Louis University, was a co-owner of Saracini and Breeden Insurance and Real Estate Co. for many years in Poplar Bluff, MO. He chose Hot Springs as his home in 1974.

Partially due to this merger it became necessary for Rainbow Realty to expand its office facility. AJ and Jerry acquired the property adjacent to their office building and expanded. Concerned about the health and personal preference of their clientele, they provide both a smoke-free and smoking facility.

In simmer of 1996 Rainbow Realty was ranked as "No. 1" in Garland County by a survey done on a county to county basis by Arkansas Business, a weekly business publication in this state. The top 22 real estate companies in Arkansas were researched for the survey.

In spring of 1997 Dee Dee Ott, Broker/Owner of Diamond Lakes Realty, joined Rainbow Realty. Diamond Lakes Realty specialized in the Diamondhead Country Club and Lake Catherine area. Diamondhead is a planned community with an 18 hole PGA Golf Course, a 19th Hole Restaurant, Lakefront Clubhouse with exquisite dining. Diamond Lakes Realty had a 92% share of the market in the Diamondhead Community. This addition of Dee Dee Ott to the Rainbow "family" added another important geographic area within the sphere of influence of Rainbow Realty.
